However, in most cases, while you may want to own property in Japan, you will find not only the language barrier but also the differences in legal systems, the requirement to complete application forms in Japanese, and the need to file notifications for Airbnb rentals standing in your way.
There may also be situations where you consider purchasing from Australians who live in Japan. However, you need to exercise extreme caution in such cases. Some Australians who have lived in Japan for many years may have experience purchasing property there and may be fluent in Japanese. But how well do they truly understand Japan’s real estate laws?
In Japan, in order to professionally engage in real estate transactions, one must obtain a national qualification called 宅地建物取引主任者 (Licensed Real Estate Transaction Agent). This is the only national qualification that allows professionals to legally explain the details of real estate contracts to consumers when purchasing or leasing residential properties in Japan.
It is extremely risky to purchase a property solely based on the recommendations of someone who does not hold this license. For instance, you might be advised by an unqualified individual to purchase a property with the intention of tearing it down and rebuilding, only to later discover that due to legal restrictions, the property cannot actually be rebuilt. Or you might buy a large plot of land, only to find out afterward that it is legally prohibited to construct any building on it.
It is far wiser to purchase property through someone who truly understands Japanese real estate law. However, if you are considering purchasing property in Japan, you have likely visited the country several times already. You may have noticed during your visits that, especially in the Japanese countryside, there are very few people who can clearly explain these matters in English. Even among those who can speak some English, it is rare to find someone who is well-versed in real estate law and can view land and property from an investment perspective, backed by business and investment experience.
